22.9ha. Should graze 40-45 head at $6pw, equalling $240pw. Then add $600-$700pw potential income from the buildings, and its an earner at $840-$900pw. Not a bad return for lots of land close to town.
Divided into 23 paddocks and currently used for fattening and grazing. Some riverflat, some steep and the balance rolling.
The main house which is 4 bedrooms and two lounges, should rent for between $320-$350pw. The second dwelling is an old cottage that needs renovation. It was rented for $180pw, this could get more if it was upgraded.
The property also has a half-round barn with separate access off the road. It has 3 phase power and would make a good workshop for the right tenant. Realistically, it should be able to get $100-$150pw.
Use the grazing as a small runoff and generate an income from the buildings or use the lot for income generation.
